Executive Summary

Two big things closed out over these two weeks. The Make-Ready cluster is now fully live: all six spokes plus the hub are published, the 67-item checklist with its free toolkit landed, and every make-ready article is now internally linked to the rest of the set. And a wave of recognition and announcement articles is drafted and ready for your review, timed to the award season (Foresight PropTech Breakthrough, Inc. 5000, Ingram's KC, and the PadSplit vendor marketplace).

Alongside that, the paid-ad learnings on flat rate were turned into page work, the Core / Core Boost / Services pages were consolidated into one, a run of older articles was refreshed and republished to keep the blog current, and a set of AEO and technical fixes went out.

Wins This Period

Make-Ready Cluster — Now Fully Live

  • Spoke 6 (Reduce Days Vacant) published at lula.life/articles/how-to-reduce-days-vacant-on-rental-properties. The highest-commercial-intent spoke: what days vacant costs, single-family vs multifamily benchmarks, the drivers of long vacancies, and eight tactics to compress them, positioning the make-ready model as the highest-leverage lever.
  • Spoke 1 (Checklist) published at lula.life/articles/apartment-make-ready-checklist, the last remaining spoke: a room-by-room 67-item apartment make-ready checklist with a free toolkit (tracker plus priority matrix). With this, all six spokes and the hub are live and the cluster is complete. (Published ahead of the toolkit being embedded, so let me know if you would rather pull it briefly until the embed is in.)
  • Internal linking completed across every make-ready article. Went through all of them and made sure every internal link is in place. Some had been held back while their target pages were still unpublished; now that everything is live, the whole cluster is fully wired together.
  • 16 of 17 local make-ready market pages are live (Atlanta, Cincinnati, Cleveland, Columbus, Dallas-Fort Worth, Dayton, Houston, Indianapolis, Kansas City, Memphis, Minneapolis, Oklahoma City, Orlando, Phoenix, Tampa, Tulsa), each with its local field manager, market-specific content, and a "Talk to a Field Manager" CTA. Only St. Louis remains, pending its field-manager details.

Recognition and Announcement Articles (drafted, ready for review)

  • Foresight named Property Management Solution of the Year (PropTech Breakthrough). Announcement drafted, with Foresight described accurately as the maintenance software (not the Core service layer), an award-credibility section, an FAQ for AI-answer visibility, and a Bo quote drafted for approval.
  • Inc. 5000 2026. A fresh announcement for the repeat listing, restructured from last year rather than cloned, with a growth-as-substance angle and a Kansas City plus Paraguay team section.
  • Ingram's Fastest-Growing Companies (KC) 2026. A fresh take on the repeat listing, framed as a Kansas City company scaling nationwide, deliberately dropping the top-spot claim.
  • PadSplit vendor marketplace. An announcement written to catch PadSplit brand-adjacent AI and search queries, positioned as Lula becoming a vendor available to hosts.
  • Each one has a short list of facts I need from you (ranks, growth figures, headcount, quote sign-off) before it can publish, noted on the drafts.

Flat-Rate Work (from the ad learnings)

  • Flat-Rate Maintenance page reworked and a dedicated HVAC page drafted. After the paid ads showed that "flat-rate maintenance" and the HVAC angle are what is converting, I reworked the Flat-Rate Maintenance page to lead with that phrasing and the "the quote is the invoice" hook, with HVAC pulled to the front. Prices were kept off the page so the pricing form still does its job. I also drafted a new dedicated Flat-Rate HVAC landing page in the Handyman style to ride the heat-wave demand, built from the winning ad copy. HVAC specifics are flagged for you to confirm before publish.

Services Page Consolidation

  • Core, Core Boost, and the Services catalog merged into one Property Maintenance page at /services (built and ready), with /core and /core-boost set to redirect into it. The page speaks in customer language, retires the internal tier names, and pulls together the platform features, the full services list, the PMS integration strip, market coverage, trust proof, and FAQ.

Content Freshness (updates and republishes)

  • Resident-satisfaction article refreshed around AppFolio's 2026 Renter Preferences Report (3,002 renters), retitled to lead with the finding that maintenance is the number-one driver of resident satisfaction.
  • Best Property Management Software comparison refreshed with verified 2026 pricing across the major platforms.
  • Resident-retention guide refreshed and republished (seven retention strategies).
  • Tenant-caused damages guide refreshed and republished (ten examples, wear-and-tear vs damage, how to document and bill back).
  • Appliance-replacement-procedures guide refreshed and republished.
  • With these, the blog is nearly fully refreshed. Two older articles remain, then every post on the blog will have been touched and brought current.

Maintenance Fundamentals Cluster (continued)

  • Preventive Maintenance Examples spoke published at lula.life/articles/preventive-maintenance-examples.
  • Maintenance Strategies spoke drafted (the four strategy types and how to weight the mix), sitting in the editorial queue with the Checklist spoke.

AEO and Technical Fixes

  • Centralized-maintenance article rescued from an indexing miss. The 30-day check found it getting zero search exposure because no other pages linked to it (an orphan page). Fixed with three in-context internal links from high-authority indexed pages plus a re-index request in Search Console.
  • Footer re-imagine produced and handed over. A reworked footer information architecture that groups links by what they actually are (Software, Maintenance, Integrations, For Pros, Company, Resources), gives AppFolio footer presence, and adds an inline newsletter capture. Delivered as a styled mockup plus a build spec.
  • AppFolio integration content direction set. Landed on adding a questions-and-answers block to each PMS integration page for answer-engine visibility, starting with AppFolio as the template.

Growth Ops

  • AppFolio customer URL list built and refined for the vendor-application outreach run. A pre-filtered list of AppFolio customer (property-management company) websites, mined from AppFolio's backlink profile, stripped of noise, geo-matched to our markets, and with existing customers filtered out. Refined per your follow-ups (SEO domains pulled, company names added, customers excluded). Ready for you to work the market-matched tier first.

Now in Your Court

  • Announcement articles: review the four drafts and supply the open facts (Inc. 5000 rank + numbers, Ingram's placement + growth figure, PropTech Breakthrough title/year + Foresight claim check, PadSplit activation + billing), plus quote sign-offs, then publish.
  • /services page: review, confirm three small facts (Inc. 5000 count, market count, form id), run the pre-redirect AEO citation check on /core and /core-boost, then publish and set the two redirects.
  • Flat-Rate rework + HVAC page: review both and confirm the flagged HVAC claims (replacement window, warranty terms, supplier buying power), then publish.
  • Make-Ready Checklist: confirm the toolkit embed (it is published ahead of the embed).
  • Maintenance Fundamentals: edit and publish the Checklist and Strategies spokes from the queue.
  • Local make-ready pages: deploy the per-city schema via GTM; St. Louis follows once its field-manager details arrive.
  • Footer + integration Q&A: dev builds the new footer; give the go-ahead on the AppFolio Q&A build.
