Lula — Weekly Status, Week of 2026-05-25

From: Gemma Period: 2026-05-23 to 2026-05-29

Resumes formal weekly cadence after a three-week gap (last formal status 2026-05-08). 2026-05-15 and 2026-05-22 work captured in interim call notes + active-work updates rather than formal status files.

Executive Summary

Four major ships this week. Cluster 6 centralized-maintenance spoke went live today (/articles/centralized-maintenance), Lula's first surface area in Cluster 6 with a vendor-network-centralization wedge no competitor in the SERP makes. PM-partner PDF backlink program scoped end-to-end with Nate (2026-05-28 call) and the sourcing pipeline built today: four PMS-vendor refdomain CSVs processed (AppFolio, Buildium, Rentvine, DoorLoop), 2,893 unique domains classified through a Python filter, top candidates WebFetch-verified, 85 ranked prospects live in a master Google Sheet. Make-Ready city-page expansion produced earlier in the week: Atlanta sample page built as the template, plus a 17-city data-collection spreadsheet with 13 team-side columns and 11 research-pre-populated columns per city. Agentic-maintenance competitive intel + Foresight-light positioning produced for the 90-day product build: three competitor deep-dives (Vendoroo, Mason, Haven) plus cross-cutting synthesis with a ranked wedge stack led by vendor-network-included, and a critical retention flag surfaced (Evernest is on Haven across all branches nationwide).

Headline strategic move: the PM-partner PDF program is the first link-building motion Lula has run, sized as ~10 contextual editorial links per 100 prospects pitched, sender Nate (outside of sales), target editorial link back to /articles/what-is-a-make-ready. 18 Tier A prospects (explicit make-ready signal on homepage) are pitch-first.

Material concern: Lumi positioning sign-off has now been pending since 2026-04-10 (49 days). LuMi page shipped to WP three weeks ago for the May 8 launch; positioning lock from Nate still outstanding.

Wins This Week

Cluster 6 Centralized-Maintenance Spoke — LIVE 2026-05-29

Published at https://lula.life/articles/centralized-maintenance. First Cluster 6 spoke for Lula, pulled forward from Q3 deferral after centralized maintenance surfaced as a strategic gap during research for a portfolio-operator ask. Keyword target: centralized maintenance (KD 0, vol 30, AI Overview present on SERP).

The wedge: most centralization writing in the category (Multifamily Dive, Happy.co full guide + podcast, IrisCX LinkedIn amplification) argues for restructuring the internal team while leaving the third-party vendor layer decentralized. The article frames vendor-layer centralization (Lula's 9,000+ Pro network across 50+ markets) as the structural answer to the gap. The same wedge sits inside the Foresight-light positioning work done 2026-05-25.

Scope swap: Make-Ready Spoke 5 (Technician, the backlink-magnet spoke) deferred 2-3 weeks to absorb this work. New production order: Spokes 4, 6, 2, 3, then Spoke 5. Decision logged at work/decisions/2026-05-27-cluster-6-spoke-pull-forward.md. 30-day measurement window 2026-06-28.

In-article 5-question "Centralization Gap" assessment is the candidate Cluster 6 lead magnet seed.

PM-Partner PDF Backlink Program — Scoped + 85 Prospects Sourced

Strategic call with Nate 2026-05-28 locked the campaign shape: brand-neutral 2-4 page owner-facing make-ready research PDF, distributed to PM companies, hosted on their sites as a lead-gen asset for their owner-investor audience. In exchange they place a contextual "learn more about make readies" text link or embed pointing to /articles/what-is-a-make-ready. Expected yield ~10% (Nate's estimate) = ~10 contextual editorial links per 100 PMs pitched. Sender: Nate, outside of sales, additional touch point that does not step on Kaytlynn email/nurture scope.

Cluster order: Make Ready (Phase 1, now), Foresight (Phase 2), Core Services (Phase 3). 100 PMs per cluster.

Sourcing pipeline built today (2026-05-29): four PMS-vendor refdomain CSVs exported from Ahrefs (AppFolio 1,418 rows + Buildium 971 + Rentvine 276 + DoorLoop 1,005). 2,893 unique referring domains across vendors. Python filter script applied 10-category exclusion logic (PMS platforms, maintenance vendor competitors, point-solution vendors, RE marketplaces and aggregators, tech press, research firms, news media, gov/edu, non-US TLDs, generic SaaS). Candidates classified into HOT (mid-PM sweet spot, DR 30-50 + traffic 1k-5k), WARM (PM-pattern, off sweet spot), COLD (no PM-pattern match), EXCLUDE.

WebFetch verification batches dispatched via parallel subagent runs to confirm each candidate is a real US PM company (vs brokerage-only, SaaS vendor, blog, aggregator, non-US, builder, iBuyer): top 50 COLD verified (1 PM found), top 22 HOT verified (9 PMs), 95 WARM verified (47 PMs), 61 new + UNCERTAIN-retry batch after DoorLoop (19 more PMs).

Master tracker live as a Google Sheet: lula-prospect-tracker-makeready-2026-05-29. 85 ranked prospects in 3 tiers:

  • Tier A: 18 PMs with explicit make-ready signal on homepage (pitch first). Top: utopiamanagement.com (DR 59, multi-state west), cloverleafpropertymanagement.com (DR 54, San Antonio), managementone.com (DR 50, SoCal, cross-vendor confirmed).
  • Tier B: 64 confirmed PMs without explicit make-ready language on homepage. Spans PMI franchise network, Real Property Management franchise, regional PMs across DC/MD/VA, Chicago, Atlanta, LA, NYC, Memphis, Denver, Portland, Sacramento, Charlotte, Tampa, Indianapolis.
  • Tier C: 3 needing manual fetch verification (Cloudflare-blocked).

Cross-vendor confirmed in 20 cases (domains linking to 2+ PMS platforms, highest signal).

Decision record at work/decisions/2026-05-28-pm-partner-pdf-backlink-campaign.md. Revisit 2026-09-28. Kill threshold: fewer than 3 confirmed links by then.

Make-Ready City-Page Expansion — Atlanta Template + 17-City Spreadsheet

Built 2026-05-25. Full local-SEO city-page template at clients/lula/work/make-ready-city-pages/atlanta.html: on-brand dark statement block, Service + LocalBusiness + FAQPage + BreadcrumbList JSON-LD schema, NAP block, embedded Google Map, county / state variation, 10 city-specific FAQs, ~50% unique-per-city content target. Framing matched to the Nate-call positioning (the W-2 field manager coordinates the work; vetted Pros execute it).

17-city data-collection spreadsheet built alongside at clients/lula/work/make-ready-city-pages/city-data-spreadsheet.csv. 13 [LULA] columns for the team to fill (FM name + photo + bio + years, turns YTD per city, vetted Pros count, local phone, GBP URL, customer testimonial, real cost range, lead-paint handling specifics). 11 [RESEARCH] columns pre-populated for every city (avg SFR rent, daily vacancy cost, peak SFR turnover season, days to lease, counties, neighborhoods, ZIPs, climate factors, pre-1978 stock notes, employer / school patterns, Google Maps embed URL).

GBP setup: each metro needs its own Service-Area Business listing (one per city, FM home address used for verification only, hidden from public profile). 17 listings to claim or create.

Foresight-Light Competitive Intel + Wedge Stack

Built 2026-05-25 for the 90-day Foresight-light / autonomous-coordination product build per the 2026-05-22 call. Three competitor deep-dives at clients/lula/competitive/agentic-maintenance/: Vendoroo, Mason (thisismason.com), Haven (usehaven.ai). Each covers product + positioning + pricing + GTM + team, with marketing-usable language banks (verbatim hero copy, taglines, customer testimonials with attribution, voice and tone analysis).

Cross-cutting synthesis at _synthesis.md. Like-for-like wedge stack ranked: vendor-network-included as primary (the only structural advantage no competitor can copy in V1), data scale (200K+ work orders) and voice-AI category capture as supporting, multi-language and PM-native team as tactical.

Critical retention alert: Evernest is deployed on Haven across all branches nationwide per Haven's own Head of Product blog post. Pre-launch retention conversation with Evernest leadership is the highest-leverage move surfaced in the entire scan.

In Flight

  • Make-Ready Spoke 4 (vs Apartment Turnover) — next in production order per the revised Spoke 4, 6, 2, 3, [Cluster 6], 5 sequence after Spoke 5 deferral.
  • PM-partner PDF asset draft — pending design ownership decision (in-house, external designer, or Gemma + Canva), hosting URL slug confirmation, embed snippet design pass.
  • One more vendor CSV to clear 100 partner prospects (we're at 85). Yardi, Propertyware, or Rent Manager.
  • Nate-voiced outreach email draft for the PM-partner campaign — skeleton in clients/lula/work/backlinks/README.md, Nate to edit in his own voice.
  • Evernest retention conversation — highest-leverage move from the agentic-maintenance scan. Pre-launch.
  • Wedge stack confirmation with Nate — vendor-network-included as primary, data scale and voice-AI as supporting, multi-language and PM-native team as tactical.
  • 17 city-page templated rollout — pending Lula team filling the 13 [LULA] columns on the spreadsheet, then template-generate the remaining 16 city pages from the approved Atlanta template, then update the main /make-ready/ LP markets section so the 17 city pills become real links, then schema + Yoast config per city.
  • Pricing-model decision for Foresight-light (per-door vs per-work-order vs free-software-plus-network-commitment).
  • Cross-reference the 27 named competitor customers against the Lula book to identify other at-risk accounts beyond Evernest.

Measurement Highlights

Live Ahrefs and GSC pulls deferred this week to next status (most of the week's effort was on the partner-backlink sourcing build and the Cluster 6 spoke ship). Headline reads from prior pulls still hold: the listicle (/articles/best-property-management-maintenance-software) is the workhorse on the property-maintenance-software keyword cluster, and the make-ready hub (/articles/what-is-a-make-ready) is the workhorse on the make-ready cluster.

New baseline for the partner-backlink program: site-wide referring domains at 833 live (Ahrefs, lula.life, subdomains mode, 2026-05-28). Up 81% YoY from 460 a year ago. Make-Ready hub has 273 visits/mo (May 2026) and 33 ranking keywords. Zero of the top 15 backlinked URLs on the site are 4-play target pages — link equity is concentrated on legacy lula.life consumer pages. The partner-backlink program is designed to fix that asymmetry by pointing 8+ new editorial links at the Make-Ready hub specifically.

The Lumi positioning, Make Ready VP form, and Core tier naming are the three blockers most directly impacting Q2 trajectory. Lumi has now been pending the longest of any open item in the program.

Next Week's Priorities

  1. Evernest retention conversation — surface the Haven competitive flag to whichever Lula stakeholder owns the account, frame the pre-launch retention conversation. Highest-leverage move on the desk.
  2. Make-Ready Spoke 4 (vs Apartment Turnover) ship. Next in revised production order. Compounding on /articles/what-is-a-make-ready.
  3. PM-partner PDF asset draft v1 — write the 2-4 page owner-facing brief, source the Peter Lohmann 2025 stat and the NAA 2025 figures, hand off for design.
  4. One more vendor CSV to push partner prospects past 100 (Yardi or Propertyware recommended).
  5. Wedge stack confirmation with Nate for the Foresight-light product positioning. Vendor-network-included as primary, data scale and voice-AI category capture as supporting.
  6. 17 city-page templated rollout planning — sequencing once the Lula team fills the team-side spreadsheet columns.
  7. Lumi positioning Slack nudge to Nate with the 49-day age. Page shipped to WP three weeks ago, positioning still outstanding.
